Is Spring Valley Airdrie Ready to Buy?
Show homes in Spring Valley are officially under construction on Airdrie's east side. Trico Homes, Genesis Homes, and Vista Homes are the first builders on site, with show home completion targeted for fall 2026 and lot sales expected to open around that same time.
Spring Valley is officially off the ground.
If you've been watching the east side of Airdrie, you've probably noticed the activity near the industrial area — just north of Yankee Valley Estates. That's Spring Valley, and as of right now, the first show homes are going up.
Here's what's happening, and what you need to know if you're thinking about buying in this community.
Where Is Spring Valley in Airdrie?
Spring Valley sits on the east side of Airdrie, east of the city's industrial area and north of the Yankee Valley Estates acreage community.

What's Being Built Right Now
Here's the current state of Spring Valley as of late July 2026:
Trico Homes — the two show homes furthest along, already well into construction
Genesis Homes — foundations are in for two Genesis show homes
Vista Homes — two lots appear set up for Vista show homes next
Three builders. Three different product lines. That's a solid starting lineup — it gives buyers real choice from day one.
What Will Spring Valley Offer?
Once built out, Spring Valley will have a range of housing options:
Townhomes
Duplexes
Detached homes — front-drive and lane-style
Plus walking paths, parks, and a school site.
When Can You Actually Buy?
Right now, show homes are under construction. Lot sales haven't opened yet.
The plan is to have the show homes ready sometime in fall 2026. Lot sales are expected to open right around that same time.
If you're planning to buy in Spring Valley, now is a smart time to start the conversation. New build purchases have a long lead time, and having a REALTOR® in your corner before sales open means you're prepared to move when lots become available.
Spring Valley is part of a broader wave of Airdrie development. Infrastructure like the 24th Street to 40th Ave connection in SW Airdrie and the new commercial area coming to SW Airdrie show just how actively the city is expanding.
Should You Work With a REALTOR® for a New Build?
Yes — and it doesn't cost you anything extra. Builders pay REALTOR® commissions on new builds.
Compare builders and product lines before you commit
Understand what's negotiable (upgrades, lot premiums, possession dates)
Review the purchase agreement before you sign
Manage the process from deposit to possession
