What's happening in the Airdrie real estate market in July 2026?

Airdrie's housing market entered buyer's market territory in June 2026, recording 4.14 months of supply — the first time this has happened during a spring or summer season since before COVID. With 130 total sales, 538 active listings, and benchmark prices barely moving over the past six months, Airdrie is tracking almost exactly where it was in 2019. For buyers, this is the most selection they've had in years. For sellers, pricing realistically matters more now than it has since before the pandemic.

Spring is done and we're fully into summer. And based on June's numbers, the market is continuing the trend it's been building toward all year: quietly returning to pre-COVID norms. That might sound alarming depending on who you ask — but here's the thing, it really isn't. Here's the full picture.

Airdrie June 2026 Market Numbers

Here's the full city-wide picture for June:

  • 130 sales — the lowest June total since 2019

  • 275 new listings — in line with the 10-year average

  • 538 active listings — almost identical to the 543 Airdrie had at end of June 2019

  • 4.14 months of supply — first buyer's market in a spring/summer since pre-COVID

  • 42 days on market — average for all sold properties

  • Benchmark price up 0.37% month-over-month, within a 0.92% range over the past six months

That last data point is the one I keep coming back to. We've had nearly flat prices for six months running — and back in 2019, Airdrie went about 15 consecutive months without a meaningful price move in either direction. Market Breakdown by Housing Type

Detached Homes

The detached segment had 76 sales in June — the lowest number for a June since 2010, when Airdrie's population was just 40,000 people. Given the city has more than doubled in size since then, this may be the lowest June sales-to-population ratio Airdrie has ever recorded for detached homes.

  • 168 new listings, 320 active listings

  • 4.21 months of supply — buyer's market

  • 37 days on market — slightly quicker than the city average

  • Benchmark price up 0.46% month-over-month

Semi-Detached / Duplexes

This is the segment feeling the most pressure.

  • 11 sales, 33 new listings, 71 active listings

  • 6.45 months of supply — well into buyer's market territory

  • Benchmark price up just 0.1% month-over-month

The challenge for duplex sellers right now is buyer psychology. At the price point where duplexes compete, a lot of buyers are stretching slightly and choosing a detached home instead. Townhouses

The only segment currently in balanced market territory.

  • 35 sales, 56 new listings, 106 active listings

  • 3.03 months of supply — balanced market (the only segment)

  • Benchmark price down 0.49% month-over-month

Even with the healthiest supply-demand ratio in the city, townhouse prices still ticked slightly downward. Worth watching. More townhouse supply is also on the way — a 60-unit townhouse complex has been proposed for Kings Heights, which will add additional inventory to this segment over the next couple of years.

Condos / Apartments

The condo market continues to soften.

  • 8 sales, 18 new listings, 41 active listings

  • 5.13 months of supply — buyer's market

  • Benchmark price down 0.31% month-over-month

This is the segment I'm watching most carefully. New-build condos — both rental and for-sale — keep coming to market in Airdrie, and that ongoing supply is going to keep putting downward pressure on resale condo prices. What This Means If You're Buying or Selling

The honest answer is that you probably don't need to rush anything right now.

Prices are flat. Supply is up. The market isn't falling — 130 homes sold in June — it's just slower, with buyers taking their time and sellers needing to price accordingly. Unless the world throws another unexpected curveball, I think Airdrie is headed for about 12 months of steady prices with small month-to-month fluctuations, sitting on the edge of balanced and buyer's market conditions across most segments.

Here's what that means practically:

  • Buyers: You have time and selection. Use it. Get into the right home at the right price rather than stretching out of urgency.

  • Sellers: Homes are selling — but at 42 days average DOM, buyers are deliberate. Accurate pricing from day one is what separates sold listings from stale ones.

  • Condo owners: If you're thinking about selling and moving up, this may be the right window — get ahead of further softening and buy into the detached or townhouse segment while supply is high.
