What's Coming to the New Commercial Area in SW Airdrie?
A major new commercial development is planned for Southwest Airdrie at the intersection of 40th Avenue and 24th Street — right between Cobblestone Creek and Southwinds. The site includes a 30,000 square foot grocery store, gas station with car wash, a daycare, and multiple retail strips, with a planned opening of spring 2028.

If you've been following the growth in Southwest Airdrie, you've probably noticed the area has been booming — but the commercial amenities haven't caught up with the residential growth yet. That's starting to change.
What's Planned for the Site
The development layout includes seven buildings with a mix of uses. The anchor is a 30,000 square foot grocery building — the largest on the site. Connected to it is a second building with smaller retail-style units.
Building three adds up to six strip-mall-style bays. On the east side of the development is a gas station and car wash. On the north side, two more retail strips round out the layout: Building 6 has up to five units, while Building 7 is a larger 14,000 square foot space on the main level, with a second level planned specifically for a daycare.
The site currently has an acreage property on it, but with a planned possession of spring 2028, Brad expects to see groundwork starting soon.
Why This Matters for SW Airdrie Residents
Anyone living in Cobblestone Creek, Southwinds, South Winds, or any of the growing southwest communities knows the convenience gap. Right now, most errands mean heading north or east. A grocery store, gas station, and daycare at 40th and 24th changes that picture significantly.
The timing also aligns with two other major projects: the 24th Street to 40th Ave road connection (also targeted for 2028) and the new recreation centre planned for 2030. Southwest Airdrie is getting a lot of infrastructure in a short window.
What This Means If You're Buying in SW Airdrie
Amenity access is one of the biggest drivers of residential desirability. When a grocery store and gas station go into an area, everyday life gets easier — and that tends to support property values over time. If you're buying in the southwest now, you're getting in before the full amenity picture is complete.
