Is There a Detached Home in Airdrie Under $380,000 With a Finished Basement?

113 Spring Haven Court in Airdrie is a detached home listed well under $380,000. The main level offers approximately 1,200 sq ft with a renovated kitchen, two or three bedrooms, and a full bathroom. The fully developed basement adds roughly 1,000 more sq ft — complete with a separate side entrance, a second full bathroom, an office, and an oversized bedroom with a walk-in closet. Outside: a large lot with RV parking, no rear neighbours, and room to build a garage down the road.

Finding a detached home in Airdrie under $400,000 is getting harder. Finding one with a fully finished basement, a separate entrance, and a large lot? That's a rare combination at this price point.

113 Spring Haven Court checks all of those boxes — and it comes in well below $380,000.

Here's a full walkthrough of what you're getting.

What You Get on the Main Level

The main level is approximately 1,200 sq ft — a solid footprint for a detached home in this price range.

The kitchen has been renovated: new flooring, stainless steel appliances, and an abundance of cabinet space that runs floor to ceiling in certain areas. These aren't just good-looking cabinets — they're functional, with pantry-style storage that gives you real day-to-day usability. On the other side of the kitchen, even more cabinet space.

The living room is wide open and bright. Big windows bring in a lot of natural light, which makes the space feel larger than the square footage might suggest.

Off to one side, there's a large laundry room that — with a bit of work — could be converted into a third bedroom on the main level. That kind of flexibility is worth something when your needs change.

You've also got a main bathroom on this level and two bedrooms: a secondary room and a master bedroom with an east-facing window that brings in morning light.

The Basement — and Why the Separate Entrance Matters

This is where things get interesting.

The basement is fully developed — approximately 1,000 sq ft of additional finished living space. That brings total livable area closer to 2,200 sq ft, which is a lot for this price.

But more importantly: there's a separate side walkup entrance to the basement.

That entrance changes what you can do with this space. Whether you want to house extended family, offset your mortgage with a tenant, or simply have a self-contained guest suite, the infrastructure is already there. You'd need to close off the interior access between levels to make it fully separate — but the key piece, the exterior entrance, is already done.

Downstairs, you've got:

  • A wide open rec room with plenty of space to configure however you want

  • An office space off the main hall

  • A second full bathroom with double sinks and a standup shower

  • A large basement bedroom — actually bigger than the master upstairs — with a massive walk-in closet

If you're thinking about renting the basement, you'd have a very livable suite. If it's for family, the space is generous enough to feel like its own wing of the home.

The Lot and Outdoor Space

The lot is large, and that's not something you can add after the fact.

Down the side of the home, you've got a significant run of RV parking. If you've got a trailer, motorhome, or just a lot of vehicles, this property can accommodate that — which rules out most newer builds in Airdrie where side yard space is minimal.

In the backyard: open grass, no rear neighbours, and no one looking into your yard. That privacy is increasingly hard to find in newer communities where homes sit closer together.

There's also room to build a detached garage down the road if that becomes a priority. The lot can support it.

Why Detached Under $380,000 in Airdrie Is Worth Paying Attention To

In Airdrie's current market, detached homes under $400,000 are becoming increasingly scarce. The entry price for detached keeps creeping up, and anything with a finished basement and suite potential at this price point tends to attract serious buyer interest.

If you're comparing options, the low $500s will get you newer finishes and more square footage — but the gap isn't always as wide as you'd expect. At $380,000 with a finished basement and a large lot, you're getting significant value.

If you've been watching the market for a detached option under $400,000 with real basement living space, this one is worth a look.
