What Does the Low $500s Get You in Airdrie Right Now?

What does the low $500s actually get you in Airdrie right now?

In Airdrie’s low $500s — around $520,000 — you can get a 3-bedroom, 2.5-bathroom home in a newer, centrally located community like Midtown. 565 Midtown Street SW is a current example: 1,510 sq ft above grade, attached garage, central air conditioning, a five-piece ensuite with separated double sinks, upper-floor laundry, a south-facing backyard with a two-tiered deck and gas line, and a clean unfinished basement ready for future development.

A lot of buyers ask me what their money actually buys in Airdrie right now. Not in theory — in real life. What do you walk into at $520,000?

This is a good one to show you.

565 Midtown Street SW is a 3-bedroom, 2.5-bathroom home in Airdrie’s Midtown community, priced at $520,000. It’s in the low $500s — and when I walked through it, it punches above that price point in a few key areas.

Here’s what’s inside.

Why Midtown Is Worth Paying Attention To

Midtown is one of those communities that took a long time to get going, which actually worked out in buyers’ favour.

Because the development was delayed for several years, what you end up with is a newer community in a central location — right in the middle of the city. Most communities this central in Airdrie are older. Midtown has newer homes and newer builds, and you’re still within a few minutes or even walking distance of just about everything Airdrie has to offer.

That central location is part of what you’re paying for here. And for $520,000, it’s a reasonable trade.

A Walk Through the Home

The main level is functional and well-finished. The kitchen has a gas stove, quartz counters, and a good-sized pantry — not just standard builder basics. There’s a full dining room and a living room with patio access straight out to the backyard.

The south-facing orientation means natural light is coming in all day through those patio doors and rear windows. You can see the light flooding through the main level at 0:47. That’s the kind of thing that’s hard to describe in a feature sheet — you feel it as soon as you’re in the space.

Upstairs is where this home stands out for the price.

The primary bedroom is large enough for a king bed with furniture to spare. Off to the side is a five-piece ensuite with separated double sinks — a layout you don’t often see at this price point. Walk-in closet at the back. See the ensuite setup starting at 1:03.

Two secondary bedrooms sit at the front of the upper level. Both have full-size closets — great for kids, a home office, or guests. Upper-floor laundry is included, which matters more than most buyers realize until they’ve lived in a home without it.

The basement is unfinished, but it’s clean and dry — ready to use for storage or develop whenever you’re ready. No immediate work required.

Out back: full south-facing exposure all day, a two-tiered deck with a gas line already roughed in, garden beds, and plenty of grass. The backyard walkthrough starts at 2:04. Whether you want a space to entertain or just enjoy the Airdrie summer, this yard delivers.

What $520,000 Actually Gets You in Airdrie

Let me be direct: at $520,000 in Airdrie right now, you’re not making huge compromises. Here’s the full picture on this home:

  • 3 bedrooms, 2.5 bathrooms in a newer build in a central location

  • 1,510 sq ft above grade — enough room for a family or a working couple with room for guests

  • Five-piece ensuite with separated double sinks — rare at this price point

  • Central air conditioning — already included, not an add-on

  • South-facing backyard with a two-tiered deck and gas line

  • Attached garage

  • Upper-floor laundry

  • Unfinished basement for future equity

If you’ve been watching Calgary at similar price points, or comparing Airdrie to other Alberta cities, this is a solid package for the money.

For comparison, I also did a detailed walkthrough of 565 Midtown Street SW in a full-length video tour earlier this week — worth watching if you want to dig deeper into the layout. And if you want to see what a fully developed home in Airdrie looks like at a similar price, the 114 Hillcrest Close SW listing is a good comparison — different neighbourhood, finished basement, slightly different package. Both are in the low $500s, and comparing the two gives you a clear picture of what your options look like right now in Airdrie.
