What You Need to Know About the Kings Heights Townhouse Proposal in Airdrie
That large empty lot in Kings Heights — the one that's sat mostly vacant for years at the northeast corner of the neighbourhood, just south of Yankee Valley Boulevard and at King's Heights Gate — may finally be getting developed. A proposal is in motion for a 60-unit townhouse complex on the site, and residents in the area have begun receiving notices about the plan.

Three-storey design — garage on the ground level, two living floors above
Location: southeast Kings Heights, northeast corner near Yankee Valley Boulevard & King's Heights Gate

What Comes Next
As of early 2026, the proposal was still in its early stages. Before anything gets built, the developer would need to complete a land use redesignation and work through the permitting process with the City of Airdrie. A public hearing was also scheduled for later in the winter, giving nearby residents a formal opportunity to weigh in. The feedback stage was actively underway when the video was posted in January.
Kings Heights Development Context
Kings Heights is a mature neighbourhood in southwest Airdrie. The empty lot in question has been undeveloped for many years, making it one of the few remaining infill opportunities in the area. A 60-unit townhouse project would add meaningful density and likely bring attached homes at a lower price point than the surrounding single-family detached properties. The three-storey garage-entry style is common in newer Airdrie townhouse developments and tends to be popular with first-time buyers and downsizers.
