What Does $480,000 Get You in Airdrie's Big Springs Community?

The main level features vaulted ceilings, new vinyl plank flooring, granite countertops, and a gas stove. The lower level opens up into a large rec room with walk-out access and enough natural light from bi-level windows that it barely feels like a basement.

If you've been hunting for a detached home in Airdrie with a front-attached double garage — and you don't want to push into the $600s to get it — this one deserves a serious look.

Big Springs is a mature, established community in southeast Airdrie. It's not the newest neighbourhood in the city, but that's exactly the point: the lots are larger, the trees are grown in, and the price-per-square-foot is hard to match. At $480,000 for 1,900 sq ft with an attached garage and a walk-out basement, you're getting a lot of home.

Main Level: Vaulted Ceilings, Granite, and a Gas Stove

Step up to the main level and the first thing you'll notice is the vaulted ceiling — it opens the space up in a way you don't usually see at this price point.

The living room gets a ton of natural light through the bay windows, and the new vinyl plank flooring runs through the entire upper level. It's a clean, updated look. Watch Brad walk through the main level at 0:21.

In the kitchen, you're getting granite countertops and a gas stove — two things that are genuinely hard to find in homes at this price range in Airdrie. Most older homes have electric. The gas stove is a real perk for anyone who actually cooks. There's also a pantry, plenty of cabinet space, and a door off the kitchen that leads straight out to the back deck.

That deck is south-facing, which means morning and afternoon sun all summer. The backyard below gets full sun all day long — flat, grass, with a brick patio already in place.

Bedrooms and Bathrooms: Bigger Than You'd Expect

The theme throughout this home is rooms that are larger than the price would suggest.

The primary bedroom is at the back of the main level with south-facing windows, a three-piece ensuite with a standup shower, and double closets. With central A/C in the home, the south-facing sun isn't a problem — you'll sleep comfortably year-round. See the primary bedroom at 1:33.

The main bathroom is large enough that if you've got kids, they're not going to be tripping over each other getting ready in the morning. Two closets in the bathroom, which is a nice bonus.

There's a second bedroom on the main level as well — again, a good size. All the rooms in this home trend larger.

Total on the main level: two bedrooms, two bathrooms (ensuite + main bath).

The Basement: A Rec Room That Doesn't Feel Like a Basement

This is where the bi-level layout pays off.

Bi-level homes have above-grade basement windows — larger windows that sit higher on the wall and bring in real natural light. Watch the basement walkthrough at 2:38. You've got bi-level windows at the front and full walk-out windows at the back. Brad puts it plainly: "You don't even need the lights on. It's going to be nice and bright in here all the time."

The rec room is massive. There's room for a proper living area up front and still have space left over. Whether you're setting up a second living room, a kids' playroom, or a home gym, the space is there.

Beyond the rec room:

  • Third bedroom — good size, with a big window

  • Half bath on the lower level

  • Den / office space — no windows, but solid for a home office, playroom, or storage

And from the basement, you've got direct walk-out access to the south-facing backyard.

The Garage and the Backyard

The double attached garage is one of the features buyers keep asking about in Airdrie — and in this price range, it's not always easy to find. Single attached is common. Double attached at $480K with this square footage? That's a good deal.

The backyard is flat, fully grassed, and south-facing. You're getting full sun all day, morning through evening. It's the kind of backyard where a firepit actually gets used, where kids have space to run, and where a trampoline fits without eating the whole yard. The brick patio is already there — no project needed.

How This Compares at This Price in Airdrie

To put this in context: in Airdrie right now, the low $500s will typically get you a semi-detached or a smaller detached in a newer community. Here's what the low $500s looks like across the market right now. At $480,000 in Big Springs, you're picking up an extra $40-50K of purchasing power, and applying it to a fully detached home with more square footage and an attached double garage.

The trade-off is that Big Springs is an older community — the finishes aren't brand new throughout, and it's not in a brand-new subdivision. But the lot size, the garage, the walk-out, the A/C, and the layout make a strong case. If you've been comparing against newer builds in Midtown or similar communities — like this starter home in Midtown that recently listed in the low $500s — the value calculation here is worth running.

If you want to see how this home stacks up against something in the $600K range with more square footage, this 4-bedroom home in Southwinds near $600K is a useful comparison.
