Williamstown | Airdrie Neighbourhoods

Williamstown is located in the northwest corner of the city, west of 8th Street and north of Veterans Boulevard, and just to the right of Reunion.

The area's claim to fame is the HUGE 60 acre environmental reserve, that's right in the middle of the neighbourhood, which takes up about a third of the entire community. Here you’ll find trails perfect for a walk, some jogging, or bike riding, with Nose Creek running right through. There are also plenty of parks, ponds, and playgrounds as well.

One of the perks of living here is having the ability to pop outside for a stroll and have an extended backyard, with awesome views for those that love to back onto the green space. This means there are a lot of walkout basement homes, many with good sized yards with decks, backing onto the reserve, which definitely beats backing onto neighbours.

The Reunion Pond is also halfway into the boundaries of Williamstown and is the largest pond in the city, so there's no shortage of water features close to home.

Now, being on the north west side of the city, Williamstown is a bit further from the larger shopping areas of Sierra Springs or Kingsview Market in the south, but you’re still just a short drive away from the essentials. Silver Creek Shopping Centre is a small strip of restaurants, businesses, and a gas station, that's just on the other side of 8th Street.

You’re also only a few minutes down Veterans Boulevard from shopping at big box stores like Superstore, Canadian Tire, and a bunch of restaurants and shops. Being away from all the commercial areas, just adds to the neighbourhood’s feel and really gives in a sense of being somewhat of an escape, while still being within reach to all kinds of conveniences.

Williamstown also has easy access out of town east and west by Veterans Boulevard, but keep in mind that your commute to Calgary will be a little bit longer, just under 20 minutes or so to the edge of the bigger city.

For those of you with school aged children, your kids kindergarten to grade 8 will attend Herons Crossing School, which is located right inside Williamstown, so this is a big perk as it means their school will be inside the neighbourhood for most of their school years, and it's very walkable for everywhere in the neighbourhood.

As for your highschoolers, they’ll go to George McDougall, which is in Old Town, closer to central Airdrie. This one will be about a 5 minute drive away.

If you want to know how much homes are selling for in a specific neighbourhood, I provide a FREE monthly market report sent out by email. Click the button below to go fill out my market update request form!

For homes in the area, Williamstown was a masterbuilt neighbourhood built entirely by Vesta Propertiesis between 2009 & 2018. The area is made up of a wide range of housing types that will definitely meet the needs of families, singles, and retirees. You’ll only find detached homes, or townhomes in here, so no duplexes or apartments, but there’s a wide range of offerings here within those two styles.

Most of the townhouses here have a condo board, with a condo fee, but there’s one area in here with freehold townhomes that don’t have a condo fee. For the townhomes with a condo fee, you can pay anywhere from the low $300s up to the high $400s. We have smalller 2 story units with no garage, all the way up to larger 2 story townhomes with attached double garages and everything in between.

As for the freehold townhomes with no condo fee, they’re selling between $400,000-450,000 right now and will be a lane style home with a detached double garage in the backyard.

Moving onto the detached homes. For lane homes with the rear detached garage, they’re currently around $450,000-$600,000 and homes with the front attached garages go for anywhere between $550,000 all the way up to almost $800,000 here in the area. There is an HOA (a home owners association) of $50 per year and this just covers additional maintenance around the neighborhood and things like that.

Williamstown is a good area for people in all stages of life. If having a lot of outdoor space is important for you, or having a school nice and close is important, and you’re not too worried about being a little further from the bigger city of Calgary, then this could definitely be the area for you!
