Wildflower | Airdrie Neighbourhoods



Wildflower is a new master-planned community inspired by agriculture and rooted in sustainability. Minto Communities is the sole developer and builder for the entire neighbourhood. The nice thing about master build communities, is that you aren't relying on multiple different builders to coordinate through the various phases together. Instead, you can just look at the one builder for what's being offered and know what's available. This simplifies the process of finding a lot and choosing a floor plan tremendously.


Located on the west side of the city, right along 24th Street on a high point of sun dapped prairie. This is actually the first neighbourhood to be built west side of 24th Street, but won't be the last.


Taking advantage of Airdrie’s natural topography, Wildflower will be a hillside community with views of downtown Airdrie, Calgary, and the mountains.




The community will be 320 acres that will feature 2,200 residential dwellings, including a combination of single family homes, townhomes, and condos. The first homes will be complete in summer 2023 and is currently in the very early stages of construction.

There will be an HOA fee that gives residents exclusive access to an incredible amenity centre, as of now the amount is undetermined. It will include an 8,000 sq.ft hub complete with a 25m lap pool, hot tub, leisure pool, change rooms with showers, basketball courts, enclosed toddler section, outdoor lounge area, fire pit, and banquet area with a kitchenette.



The centre will also be transition in the winter for outdoor skating rinks. Since we don't have anything like that in Airdrie, I think it will become a great option for people living in Wildflower since we also only have 1 rec centre.


As for public amenities there will be pickle ball courts, playgrounds, and plenty of green spaces featuring scenic lookout points. Community gardens, extensive pathway, and outdoor spaces are designed for natural gathering places to emerge, like harvest park (fruit grove). Wildflower offers a unique heritage experience, promoting an eco friendly lifestyle, and encouraging you to embrace local roots and make smarter choices.




Within the first 160 acres, there will be over 5km of pathway and 28 acres of green space which works out to about 1/5 of the first half of the neighbourhood being green space. For the homes in the area, this means that 36% will be adjacent or directly connected to a green space, which gives an extra layer of privacy. The pond will also be responsible for the communities irrigation system.

In phase 1, only the details concerning single family detached homes have been released and are available for purchase. There are currently 11 floor plans to choose from ranging anywhere from 1400 sq.ft with a single attached garage, all the way up to 2600 sq.ft with a double attached garage. The starting prices for the detached homes range from $549,000 and go up to $775,000, keep in mind these are just the starting prices based on a standard lot and finishes. You'll probably end up a fair bit above that price if you decide to get a premium lot and upgrades.

There are 3 front elevation styles to choose from, this ensures that no 2 same houses are built next to each other and allows for some variation for the aesthetic of the neighbourhood. So there will be some parameters when you choose your lot to what kind of house and floor plan it can accommodate. All are thoughtfully designed to be cozy and welcoming with modern sensibility. There are also a wide range of interior selections and green offerings, all made to support how you live. If you like walkout basements, Wildflower might be the place for you as there will be tons of walkout lots to choose from as the area is essentially a massive hill.



As for shopping, the first movers will be a bit further from shopping areas than other neighbourhoods in Airdrie. A large retail area is planned for south of the pond, that I expect will include a grocery store, restaurants, a gas station, and other businesses. Until then, you'll be about a 5-10 minute drive from major shopping centres in Airdrie and approximately 15 minutes to Cross Iron Mills and Costco in Balzac.


Eventually there will an elementary school, middle school, and high school built right in Wildflower that kids will attend, but right now there is no direction as to when that will be. Until then kids will be driven or bused to schools, my guess is Ralph McCall for elementary, C.W. Perry for middle school, and W.H. Croxford for high school.
