Thorburn and Meadowbrook are located on the east side of the city, north of Yankee Valley Boulevard and east of East Lake Boulevard. They are a couple of the more mature neighbourhoods in Airdrie, with large trees, larger lots, and character homes. The well established homes coupled with the wide roads, creates a more relaxed feel.
Homes range from the late 70s all the way to the early 2000s. Currently in the summer of 2022, prices range from the low $400,000s to the mid $600,000s, with the odd property going above or below. One thing that's unique about these 2 communities, is that there are no high density housing (condos, duplexes, or townhomes) in either areas.
There is only single family detached homes, with the odd basement suite. This generally means there will be an increased pride of ownership in the overall neighbourhood, especially when it comes to things like yard maintenance.
As for amenities, the north end of Thorburn directly borders onto East Lake Regional Park. Features tons of walking paths around the lake, 4 tennis courts, 2 soccer fields, an outdoor hockey rink, outdoor gym equipment, covered picnic tables, and a bookable fire pit area.
The fun doesn't stop there, as right beside East Lake is Genesis Place Rec Centre - Airdrie's only rec centre at the moment. It's over 450,000 square feet and includes: pools, hockey rinks, gymnasiums, play areas, a full gym with running track, and a gymnastics centre.

Inside the neighbourhood, there is only one small strip mall containing a few stores and a gas station. This could be a positive if you prefer a more quiet pace with less business traffic. Although, just a short drive or walk away are the shopping areas of Yankee Valley Crossing and Kingsview Market. Both feature a range of grocery stores, restaurants, businesses, and services. Do keep in mind that being on the east side means being a bit further from some of the bigger stores in the city like Walmart, Home Depot, Canadian Tire, and Superstore.
If you have kids, good news is that all the schools for any age are very close and walkable. Kindergarten to grade 5 kids will attend R.J. Hawkey School which is on the west side East Lake Boulevard in Big Springs, but still very close. Middle schoolers grade 6 to 8 will attend Meadowbrook Middle School located right in Meadowbrook. High school students from grade 9 to 12 will attend Bert Church High School just on the north side of Thorburn, right beside Genesis Place and East Lake.
Thorburn and Meadowbrook seem to be the best fit for those who can appreciate a slower pace of life, larger lots, and older styles. Airdrie being mostly young families, there are still young families here, but less than newer communities who attract only them. Here, you'll find couples who bought in the 80s or 90s and have stayed, which brings a much welcomed age diversity to the area.
