Prairie Springs | Airdrie Neighbourhoods



You’ll find Prairie Springs in the southwest portion of Airdrie, just south of Yankee Valley Boulevard. It's a small, often overlooked area with only a third of the community being residential housing. The entire neighbourhood consists of about 350 detached homes, 22 duplexes, 100 stacked townhomes, and a couple large rental only apartment buildings.



It’s no surprise that more and more people are choosing Prairie Springs for home base though, as it has all the makings for a great community to live, grow up, or retire in. With lots of green spaces around, people here can enjoy the outdoors without having to go very far. The paved pathways are perfect for a walk or bike ride around the neighbourhood, or to one of the biggest attractions in the area, Chinook Winds Park. The park is actually inside the boundaries of Prairie Springs and has 55 acres of all different kinds of recreational activities. This includes a spray park, skate park, baseball diamonds, beach volleyball nets, and more!

Prairie Springs is also right across Yankee valley boulevard from Bayside Plaza, which is a convenient shopping area on the corner of Bayside with restaurants, businesses, and a 7-Eleven gas station. Some of the city’s best local eats and treats are located here, such as Sorso, Tequila and Tacos, Thai Charm, and Bubble Tea Brewers. Another option for shopping and dining is Coopers Promenade, which is just a few minutes south and includes a Save-On-Foods, Mcdonalds, and lots of local places to grab a bite or have a drink, such as the Pizza Shop or Balzac Brewery.


If you’re looking for even more shopping, it's a quick trip down Yankee Valley Boulevard to the Sierra Springs shopping center, or out to CrossIron Mills and Costco. Being in the southwest also makes the drive to Calgary that much shorter and soon Highway 2 will be serviced by the 40th Avenue interchange.


As for schools, you’ll find W.H. Croxford High School right in the neighbourhood on the north end, and thats where kids grade 9-12 will go. As for kids ages K-8, they will go to Windsong Heights School which is only going to be about a 10 minute walk or shorter from your home.

If you take a look around Prairie Springs, you’ll notice friendly people out chatting with neighbors, well kept yards, and an overall calmness that appeals to many buyers. You can find great property value in the community and lots of more affordable options than in many other areas of the city. One of the reasons for this is that with everything here being built between 2006 and 2014, so the styles you’ll find in here are more classic and not the super modern look that many people are looking for.



The majority of homes in the area are the detached homes, and you can expect to pay anywhere from $450,000 - $650,000 for one of those. They’ll range from smaller 1,000 sq.ft homes, all the way up to nearly 3,000 sq.ft, so a wide range of sizes are available.


Then we have a complex of stacked townhomes called Chinook Crossing, which has some fantastic units for around the $150,000-$200,000 mark. A stacked townhome is a single level unit that feels much like a condo inside, but you have your own separate entrance direct to the outside, without a common hallway.


As for the apartment buildings, can’t buy any of the units, but I have heard that they are some of the best maintained rental buildings in Airdrie!



Ultimately I think that Prairie Springs is a great option if you are looking for a smaller, more established community, with great access to outdoor activities like Chinook Winds Park, or if you want to be very close to schools all the way from kindergarten to grade 12. The trickiest part about moving here is honestly just finding the home, as in the whole neighbourhood we only see an average of about 4 homes listed per month, so inventory is often is very low!
