With 130 sales, 538 active listings, and 4.14 months of supply, the market has dipped into buyer's market territory for the first time during a spring or summer since before COVID. Prices are essentially flat, moving less than 1% over six months.

Spring market is behind us, and the June numbers are in. Here's a quick read on where things stand in Airdrie right now.
The Key Numbers for June 2026
130 total sales in June — the lowest June sales count since 2019. 538 active listings. 4.14 months of supply.
To put that supply number in context: under 2 months of supply is a seller's market, 2–4 months is balanced, and over 4 months tips into buyer's market territory. At 4.14 months, Airdrie has crossed that threshold — which hasn't happened during spring or summer since before COVID.
The market hasn't been here in a while. For buyers, that shift matters. For sellers, pricing strategy matters more than it did 12 months ago.
