As you may have guessed, South Point is on the south side of Airdrie, just to the west of Highway 1 and south of the brand new 40th Avenue Overpass. So location wise, it's pretty prime, with super quick access to the highway to go south to Calgary or North to Red Deer or Edmonton.
The neighbourhood in total is 70 acres, and is master planned by Vesta Properties, meaning that they are the sole builder in the neighbourhood. Now there can be pros and cons to a neighbourhood with 1 builder. On the plus side, there’s less worry about picking the right builder for you, since there’s only 1 option. Also, since Vesta is building the entire neighbourhood, there will typically be a better flow to the order of builds, since they know the neighbourhood inside and out. Now on the downside, if you like the area, but don’t love the floor plans available, there isn’t another builder to explore to get different options. This will work for some people, and not for others, but I’ll leave that up to you to decide.
As far as amenities in South Point, there’s already a lot very close to you, and there will soon be a lot more as the neighbourhood gets built out more. First off, you’ll be able to enjoy the amenities in the southwest like Coopers Crossing Promenade featuring a Save-On-Foods, Shoppers Drug Mart, Co-op gas station, and multiple restaurants and businesses. You’re also just a few minute drive from one of the biggest shopping areas in Airdrie, the Sierra Springs Shopping are, where you’ll find a Walmart, Home Depot, lots of restaurants and tons of other retail stores.
In addition to that, a 50 acre commercial area called South Point Village is being built east of the residential side of South Point. It’s set to house big box stores, local stores, restaurants, an auto mall, professional office spaces, and should be under construction very soon. It’ll be perfect for a bike ride down to coffee shops, stores, or breweries.
The neighbourhood is filled with over 12 acres of parks, tennis and basketball courts, bbq pits, and an off leash dog park. South Point is designed with being green in mind with trails and greenspaces throughout, plus the pond and landscaped hills in Hillcrest make for some great scenery. The South Point park is definitely the heart of the community and some of the townhomes get to back right onto the park.
Now talking about the homes in the area, South Point offers a wide range of home styles including back-to-back townhomes, rowhomes, duplexes, single family lane homes, front garage homes, and eventually a condo building. The’ve described the look as classic architecture with unique modern touches, which gives south point homes a very distinct look to them. Once you know the city you always know when you’re looking at a photo of a south point home.
One of the most attractive things about South Point is the fact that none of the new homes have monthly strata fees and are all freehold! The only homes that require a fee are the townhomes situated north of the park and have their own parkspace in the center of the houses, and then the future condo building to the east of these townhomes will have a condo fee as well.
You can get a townhouse between $400,000 to $480,000, duplexes sell in the $500,000 to $550,000 range, lane homes will be $550,000 to $600,000, and the detached front drive homes will be selling soon!
Now onto schools for the area, and again South Point looks really good here as well. Northcott Prairie School is right in the neighbourhood and is a K-8 school. So your kindergarten kids all the way up to Grade 8 will be easily walkable to school! Your high school kids will be going to W.H. Croxford High school, which is a little bit further away, but still only just a few minute drive away.
People tend to really like South Point for its value and variety of housing, all in an up and coming neighborhood. It’s a great choice for young and growing families who prioritize walkability and want something different than what’s currently offered in Airdrie. Especially if you want your kids school right in the neighbourhood.
If you are interested in purchasing in South Point, the best time to buy in a new neighbourhood is earlier rather than later! That way you’ll be able to experience all the appreciation years to come.
