Airdrie meadows is an established community right in the heart of downtown, sandwiched between Main Street and Highway 2. Being right in the middle of the city means the homes here are a bit older, being built in the 70’s and 80’s, with the exception of 1 townhouse complex in the area that was built in the late 90’s.
Airdrie Meadows is an affordable and ideal area for young families with easy access to schools, parks, and shopping. The central location in Airdrie makes for a nice easy walk to plenty of amenities on Main Street, including Tower Lane Mall. Here, you’ll find restaurants, grocery and drug stores, banks, and professional offices. You’re also close to other conveniences such as the urgent care and library, and when completed, you could be just a few blocks away from the brand new library!
No matter where you’re going within Airdrie, you won’t be more than a 10 minute drive to get there. Whether that’s north or south to the bigger shopping centers, for big names like Superstore, Walmart, Home Hardware, or Canadian Tire. If you don’t drive, you have the city transit right at your doorstep to access the city and if you’re headed towards Calgary, you can hop right onto the highway and be at the edge of Calgary in around 10 minutes or so.
There are plenty of schools in the area. Kids grade K-4 will attend A.E. Bowers Elementary School, which is just a few minutes south of Airdrie Meadows. Kids grade 5-8 will attend Muriel Clayton Middle School, which is conveniently right inside Airdrie meadows making it very walkable! Your older kids grade 9-12 are directed to W.H. Croxford High School, but have the option to go to Bert Church High School, or George McDougall High School. If they prefer to be within walking distance of school, then George McDougall is probably the best option as it's just a few blocks north of Airdrie Meadows.
It's also only a short distance away from Nose Creek Park, which is the host of most events within the city throughout the year. From car shows, to movies or music in the park, and everyone's favourite - The Festival of Lights during the holiday season. Nose Creek Park makes it easy to get outside and get active with pickle ball courts, open fields, picnic tables, and of course lots of walking paths. In addition, there are tons of playgrounds and large parks nearby, including Jensen Park, which is home to the Airdrie Farmers Market and the Plainsmen Arena.
For homes in the community, there is a wide selection of detached homes, duplexes, townhomes, as well as rental apartment buildings. There are plenty of great housing options on the lower end that won’t break the bank.
The townhomes will all be condo’d and feature 2-3 bedroom units selling from the low $200,000s to just over $300,000. There are 3 complexes and and all have outdoor parking stalls. Some of these have been nicely renovated and make for a good starter home, and their condo fees are between $325 to $450 a month.
The duplexes are currently between $300,000 and $350,000 and don’t go up for sale very often as there aren’t a ton to begin with. These give you a decent amount of space inside and outside, basements, and are all located on quiet streets.
For the detached homes, which is most of what you’ll find in here, they’ll be in the $400,000 to $550,000 range. A lot of these home are bi-level and bungalow style with detached garages in the rear, with a few 2 storey homes as well. Now being an older area, we have started to see some flips in this neighbourhood, with those older homes being fully renovated, and those will be the properties on the higher end in here.
There is a lot to love when it comes to living in Airdrie Meadows, from the cozy homes and mature trees to the walkability factor when everything you need is in reach. Here, you’re gonna find a lot of first time home buyers and young families, but also a lot residents who have been there for decades.
