Airdrie Buys 160 Acres for New Industrial Area — What's Coming to the East Side

What is Airdrie's new industrial area on the east side of the city?

The City of Airdrie has purchased 160 acres of land on the east side of the city for $12,784,000 to develop a new industrial area adjacent to the existing East Lake Industrial Area, at the northeast corner of Thorburn Road. The land is designated for a mix of light, medium, and heavy industrial use — including potential retail, offices, and warehouses — with no residential development included. A neighbourhood structure plan is expected in early 2027.

Airdrie is growing — and not just in the residential sense. The city just made a significant land purchase on the east side, and it tells you something important about where Airdrie is headed over the next decade.

Here's the full breakdown.

The $12.78 Million Land Purchase

The City of Airdrie spent $12,784,000 to acquire a 160-acre parcel of land on the east side of the city. This land sits to the east of the existing East Lake Industrial Area, on the northeast corner of Thorburn Road.

The critical detail: this is not destined for houses. No condos, no townhomes, no subdivisions. This 160 acres will be strictly industrial land.

What Kind of Industrial?

The city doesn't have a firm neighbourhood structure plan yet — that's expected in early 2027. But the area structure plan shows a concept with a mix of light, medium, and heavy industrial. That means the door is open for a wide range of businesses:

  • Retail

  • Office space

  • Industrial warehouses and distribution

  • Manufacturing and trades-based businesses

It's broad right now, and the city hasn't locked in specific uses. That changes once the neighbourhood structure plan is completed in 2027.

What's Next to It?

The industrial parcel borders the future Spring Valley neighbourhood to the east — a planned residential community that will act as a buffer beyond this industrial land. So Airdrie is building a logical east-side corridor: existing residential, industrial/commercial, then future residential further out.

Why This Matters for Airdrie Residents

More industrial and commercial capacity in Airdrie isn't just an economic development story — it directly affects quality of life and property values here.

  • More local jobs — industrial development brings employment that reduces Calgary commutes

  • A stronger tax base — commercial property taxes help reduce residential tax pressure

  • More services and amenities — businesses that follow industrial development add to the city's overall offerings

Airdrie's population has been growing fast, and commercial development helps city finances keep pace with that growth. What to Watch For

Keep an eye out for the neighbourhood structure plan in early 2027 — that will define specific uses, lot layouts, and road access for this 160-acre site. Beyond the typical retail strip mall, Airdrie has real opportunity here to attract light industrial, distribution, and trades-based tenants that bring diverse employment to the city without requiring residents to drive to Calgary.
